Do you know what constitutes an Emergency?

An Emergency is “……A serious, unexpected, and often dangerous situation requiring immediate action”.

 

We have an after hours emergency hotline, which is answered by a real person 24 hours a day. If you are experiencing a genuine emergency and you are an OWNER, please call the hotline on 4226 4927 and lodge complete details of your emergency. You MUST include:

  1. your full name
  2. your unit number and building name or address.
  3. your phone number
  4. the nature of the emergency

If you do not leave ALL of the above details, the message will NOT be processed.

If you are a tenant, you MUST refer your emergency to your LANDLORD or PROPERTY MANAGER. If you can’t get a hold of your property manager, you should exercise your rights under your Residential Tenancy Agreement for genuine emergencies ONLY.

Please note that Schedule B (after hours emergency fees do apply to this service). Therefore, if you are a committee member, you can arrange the emergency after hours contractor yourself and then simply call or email the office during the next business day to advise any action taken.

 

Some Examples of Emergencies include:

  • a burst pipe with water gushing out throughout the property
  • a burst or blocked sewer with biowaste entering living space or common area
  • Fire – please call 000 first.
  • Threats to personal safety – again call 000 first.

Some examples that are NOT emergencies:

  • a tenant dropping their keys down the lift shaft.
  • an occupant locking themselves out.
  • someone having a party and its interrupting your sleep.
  • a barking dog
  • your power has tripped.
  • someone parking in your carspace

Any calls received that do not relate to a genuine emergency will be returned during the normal course of business. Please note: Should you choose to arrange a contractor after hours, you will be responsible for paying that trader. If the repair is a genuine common property matter, the committee will consider reimbursement within 7 days.
